Think of it like taking your car to a mechanic for diagnostics and tweaks once per year. If you do it, you're much more likely to catch small issues before they turn into huge issues that cost your business time, productivity, and potentially thousands of dollars.

Our Preventative Maintenance Protocols 

After working on thousands of machines in the past decade, our lead technician has really dialled in the process for troubleshooting and diagnosing issues with most major brands of commercial laundry equipment. 

Here's an example of what we look for when doing a PM on a commercial washer extractor, plus add-ons, if needed:

Preventative Maintenance Checklist for a Commercial Washer Extractor

  • Inspect overall machine condition and look for visible damage

  • Check for water leaks, soap leaks, and drain leaks

  • Inspect inlet hoses and water supply connections

  • Check drain valve and drain hose for proper operation

  • Clean detergent, bleach, and chemical injection areas

  • Inspect door glass, door gasket, and door seal for wear or cracking

  • Check door latch, lock, and safety interlock operation

  • Inspect bearings for noise, looseness, or signs of wear

  • Check belts for wear, cracking, glazing, and proper tension

  • Inspect pulley condition and alignment

  • Check motor operation and listen for unusual sounds

  • Inspect shock absorbers, springs, and suspension components

  • Check drum movement and look for excessive play or abnormal vibration

  • Inspect basket and cylinder for damage or foreign objects

  • Check mounting bolts and anchor points for tightness

  • Inspect frame and cabinet for rust, fatigue, or loose panels

  • Clean lint, dust, and debris from inside the machine and control area

  • Inspect electrical wiring for wear, heat damage, or loose connections

  • Tighten electrical terminals and connections as needed

  • Check contactors, relays, fuses, and overloads

  • Inspect control board and diagnostic indicators

  • Test water valves for proper opening and closing

  • Check water temperature function if applicable

  • Inspect steam components if machine is steam-heated

  • Verify proper fill levels and water flow

  • Test wash cycle, drain cycle, extract cycle, and final stop

  • Check extraction speed and balance during spin cycle

  • Listen for unusual noises during operation

  • Verify brake operation if applicable

  • Check all safety features and emergency stop functions

  • Inspect and clean drain system or pump area if applicable

  • Review error codes or fault history in the control

  • Lubricate components where required by manufacturer guidelines

  • Confirm machine is level and operating without abnormal movement

  • Check for signs of chemical overuse or chemical damage

  • Verify cycle settings and control programming are correct

  • Record findings, needed repairs, and parts to monitor or replace
    If needed, we also add in: 

  • Re-torque anchor bolts

  • Replace worn belts

  • Replace leaking hoses

  • Clean inlet screens

  • Flush soap lines

  • Inspect adjacent equipment connections and utilities
